How to choose best size AC

Situation
8x12x10' room with 4 1000w DE Gavita lights. I need an AC for my 4x8' air control room that feeds both my 8x8 veg room and 8x12 flower room. Summer highs are 30C. That needs to be peak performance. No AC required from fall to spring. Hot weather only.

Could you recommend some units please?
