Hey your leaves ARE rotting. I used to get this on my clones because I would mist them too much. You mentioned that you've been spraying them with soap and water, how often? If your leaves are staying wet too long and too often they will begin rot and smell damp. Hold off on the spraying but if you must spray then spray early in the day so the leaves can dry off.
